Tenants failing to allow access for gas safety checks
HSE receives many letters from letting agents each year “reporting” tenants for failing to allow access to properties so that annual gas safety checks can be carried out.
The frustration is highly recognised by HSE; however, they do not have a role in intervening with regards to such behaviour by tenants, likewise, there is no requirement to report the tenants to HSE.
The landlord/letting agent is responsible for ensuring checks are carried out. However, HSE can still give a help in hand, because on their website has a guidance about the actions a landlord/letting agent should take from a health and safety perspective.
